    ZONING DETAILS - R-3 RESIDENTIAL & MULTI-FAMILY ZONING BYLAW

 Permitted Ues of Land, Buildings and Structures:

Accessory residential.  Apartment and multi-family residential use subject to the provision of S.704.10z. Boarding house uses subject to the provision of S.704.10.b Community Care facilities (under Community Care Facilities Act) subject to S.403.  Home Occupation use subject to provision of S.403.  Public Parks and Playgrounds.  Row housing subject to the provisions of S.704.10c.  Single family dwellings, two family dwellings, three family dwellings and four family dwellings.

BUILDINGS PER LOT -- The number of buldings allowed per lot for each of the following uses shall not be more than:

1 single family OR 1 two family dwelling OR 1 three-family dwelling OR 1 four-family dwelling OR 1 row house unit, and

  • 1 domestic garage/carport and 1 other accessory residential building per dwelling unit (1 and 2 family only) OR two accessory residential buildings, other than domestic garages/carports (1 & 2 family only), and
  • 1 accessory residential building per dwelling units (3 & 4 family only)

The number of buildings for apartment and multi-family use shall not be restricted.

OTHER REQUIREMENTS (s.10)

  • Apartment and multi-family residential use - shall not be permitted unless served by a community water system and community sewer system; and (2) the maximum permitted gross density for apts. OR multi-family use shall not exceed 25 units per hectare (10.12 units per acre); and

Useable open space shall be provided on the lot for each dwelling unit contained in a part or multi-family building based on the following ratios:

  • 45 sq. meters (484.4 sq.ft) for 3 bedroom units, and
  • 35 sq. meters (376.7 sq.ft) for 2 bedroom units, and
  • 25 sq.meters (269.1 sq.ft) for 1 bedroom/bachelor units.

Boarding House shall comply with regulations  as outlined in By-Law.

  • Row-House Development shall -- contain a minimum of 4 and maximum of 8 side-by-side family dwelling units; AND be designated in such a manner so as to stagger each pair of dwelling units, with a min. of 1 meter (3.281 ft) offset; AND
  • provided with a rear yard having access to a lane for each dwelling unit contained in the row housing project.
  • Screening shall be provided in accordance with the requirement of Schedule "F" attrached to and forming part of this By-Law.
